2523 Saratoga Dr applied for permits to replace second-floor deck

Guy A. Holcomb of HD Concepts, Inc. is swapping out and rebuilding the second-floor deck at 2523 Saratoga Dr. for owner Kathryn Coombs Dunning Living Trust, removing the existing roughly 16' by 12' deck and reconstructing a new one on the same footprint supported by six 6x6 treated posts on concrete footings about 9'5" above ground. The work uses double 2x10 perimeter bands and 2x10 joists at 12" on center with a 3/4" tongue-and-groove OSB subfloor, spray-foam insulated cavities with a 7/16" OSB underside, all weather-protected, and includes an all-season sunroom kit with aluminum framing and a sliding screened window, with the project estimated at $67,240.
