1484 S 3RD ST submitted for building permit to rehabilitate open-air restaurant

Nerdy Birdy Properties LLC is renovating 1484 S 3rd Street to create The Hill Street Pavilion, an open-air, single-story food hall featuring a roofed, open-sided pavilion and a refreshed accessory building for bar and service use. The 5,800‑square‑foot rehab, estimated at $400,000, adds restrooms, new plumbing, electrical and lighting, concrete and flatwork, and ADA accessibility upgrades to support multiple food and beverage vendors with seating for about 175 people.
