Hooker DeJong, Inc., with applicant Brian Hoehn, has filed a Certificate of Appropriateness on behalf of owner Directions Apartments LLC for a Historic Tax Credit rehabilitation of the Charmant Apartment Building at 1001 S 2nd St, Unit 2. The 1924 three‑story building will get a mostly gentle exterior rehab—brick and mortar repaired in‑kind if needed, shingles and existing gutters retained, stepped parapet and corbeled cornice preserved, all windows swapped for wood‑clad, double‑hung Sun Architectural Traditional units (dark exterior, white interior), entry doors replaced with insulated steel painted to match, the rear fire escape scraped and painted, and new condensers installed—part of a project valued at about $3.84 million.
